Gerrard Healthy Housing. 10:1 Gentle Density Infill

This project is the first project for an eco-conscious developer seeking to provide high calibre and healthy rental housing. This ten-unit development is urban infill, capitalizing on building within an existing neighbourhood, ten minutes from the core by Go Train, close to existing parks, schools, libraries, and community centres. Eight large, bright 2 and 3-bedrooms units and 2 large three bedroom, laneway houses each have their own front door to the street, and generous balconies or patios. Each unit gets light and fresh air from 3 directions and lots of windows. Ten familys now live where there used to be one.

Approvals were all ‘as of right’ after dividing this lot into two while preserving existing mature trees. As a prototype for gentle urban intensification this project explored experimental materials and construction processes to create deep affordability and a low carbon footprint. The housing is detailed and insulated to Passive House standards and uses bio-based insulation and materials to create quiet, bright, healthy, naturally ventilated and low energy use family apartments. All clean Hydro-electric heating/cooling with heat pumps furthur minimizes its carbon footprint.
